Findings & Recommendations:
The roof was found to be in poor condition with many signs of recent attempts to repair ingress issues. Many recommendations were made including:
- The overhang of the installed roof sheeting exceeds the allowed maximum limit as per manufacturer’s instructions. This has caused damages to the sheet ends to the extent sheets are split with holes
- An electrical penetration has blocked the pan of the roof sheet and has created ponding. This will dramatically reduce the lifespan of the sheeting. It is recommended that a drypan flashing and decktite be installed to increase longevity.
- Decktites have been installed to the pipe penetrations. This causes ponding and deterioration of the sheeting and can dramatically reduce the lifespan. This issue is prevalent throughout all penetrations, across all roof lines. It is recommended that all penetrations have Drypan flashings and Decktites installed to eliminate any immersion issues.
- An incorrect fixing has been used to secure the apron flashings. Due to thermal movement the fixings have begun to unfasten and have lost an effective seal to the metal flashing.
- The final roof sheet has been installed incorrectly with multiple pans overlapping. This causes a moisture build up between the sheeting and leads to deterioration and a shortened life span. Additionally the lower corner of the unlaps have not been cut at 45 degrees throughout the roof as per manufacturers Instructions
- An external waterproof sealant has been applied to the join of the box gutter. This appears this has been done in an attempt to remedy previous ingress issues. This join is likely to fail again as thermal movement can cause a failure of the sealant. Due To the Age of the Gutter Adequate seal is difficult to Achieve If water ingress is experienced we would recommend replacement.
- The fixings used throughout the parapet gutter flashing have a lack of sealant and can likely cause ingress issues.
- Foot traffic damages have been identified in numerous locations throughout all roof lines. Splitting of the ribs can be identified and will likely cause ingress issues.
- The air conditioning penetration lacks any penetration flashings and has been reliant on silicon. This installation is likely to fail in the future, causing ingress issues. This penetration is of real concern and most likely leaking.
- The apron flashings appear to have previously caused ingress issues and have had an external sealant applied. This seal, as with all other external seals, will likely fail over time due to thermal movement.
