Findings & Recommendations In Everton Park Roof Inspection Report

  • Ridge capping joints are not undersealed and have insufficient fasteners, noncompliant to SA HB39 refer 8.2 and 5.8.3 as shown. This will also reduce longevity as moisture from condensation gets trapped between the flashings leading to corrosion and future ingress.
  • Evidence of previous repairs to the ridge cap flashings and fasteners in various areas using silicone, which has no longevity and breaks down under the sun’s UV rays, if not rectified this will lead to ingress.
  • Evidence of previous repairs using a sheet patch and silicone which has no longevity, the sheet patch is lapped against the flow of water, is heavily reliant on silicone and is showing signs of deterioration, noncompliant to SA HB 39 refer 8.2 as shown.
  • Eye bolt penetration is heavily reliant on silicone, which has no longevity and breaks down under the sun’s UV rays, non-compliant to SA HB39 refer 8.6.1 as shown above. All penetrations must be fitted with a synthetic Dektite as per manufacturer’s instructions.
  • Numerous over tensioned roof screws/split neoprene washers have been identified and are showing signs of corrosion, these should be changed as soon as practically possible to stop the spread of corrosion. If not rectified may lead to ingress, noncompliant to SA HB39 refer 4.4.2 as shown.
  • Evidence of minor foot traffic damage to the main roof, non-compliant to SA HB39 refer B6.5.1 as shown.
  • Evidence of apron flashings, which are not undersealed and have insufficient fasteners, non-compliant to SA HB39 refer 8.2 and 5.8.3 as shown above in #1. This will also reduce longevity as moisture from condensation gets trapped between the flashings leading to corrosion and future ingress. Also apron flashings have not achieved the 150mm of effective coverage and a gap is present, if not rectified this will lead to ingress non-compliant to SA HB39 refer table 8.1.4 as shown.
  • Anti-capillary features to all sheet laps have been compromised to the rear lower roof, non-compliant to AS 1562.1 refer appendix D, as shown below. This is resulting from a previous repair using silicone which has been applied to all roof sheet laps due to insufficient roof pitch. This is likely to trap in water and will lead to ingress. The pitch of the roof is approximately 2.8 degrees as shown. Corrugated profiles require a minimum pitch of 5-degrees as shown.
  • Existing downpipe spreader, noncompliant to SA HB39 refer 5.7.7 as shown. Spreader to discharge all roof water onto roof coverings in the direction of flow. No half end caps have been provided.
  • Evidence of previous repairs to the apron flashings using silicone, which has no longevity. Also, flashings joints have insufficient fasteners, non-compliant to SA HB39 refer 8.2 and 5.8.3 as shown above in #1.
  • Parapet cap flashings shown with inadequate fall, non-compliant SA HB39 refer 8.7 as shown. Angle of fall shown is 0.2 degrees. Parapet cap flashing has not been provided with a minimum 3 degree fall towards the roof coverings. Also, parapet cap flashings have not been provided with external fasteners, non-compliant to AS 1562.1 refer 4.2 and SA HB39 refer 8.7 as shown.
  • Evidence of pipe penetration which has been previously repaired, lapped against the flow of water, is heavily reliant on silicone and is showing signs of deterioration, non-compliant to SA HB 39 refer 8.2 and 8.6.1 as shown above in #4. All penetrations must be fitted with a synthetic Dektite as per manufacturer’s instructions. Also potential for future ponding, corrosion, and ingress. It would be beneficial to install a tray flashing to the apex with the Dektite in diamond formation on top to allow total drainage.
  • Apron flashings have not achieved the 150mm of effective coverage, noncompliant to SA HB39 refer Table 8.1.4 as shown above in #7.
  • Anti-capillary features to all sheet laps have been compromised to the right-hand side lower roof, non-compliant to AS 1562.1 refers to appendix D, as shown below. This is resulting from a previous repair using silicone which has been applied to all roof sheet laps due to insufficient roof pitch. This is likely to trap in water and will lead to ingress. The pitch of the roof is approximately 2.6 degrees as shown. Corrugated profiles require a minimum pitch of 5-degrees as shown below and above in #8. Evidence of previous repairs to the apron flashings using silicone, which has no longevity. Also, flashings joints have insufficient fasteners, non-compliant to SA HB39 refer 8.2 and 5.8.3 as shown above in #1.

  • Evidence of corroded roof sheet. This should be removed as soon as practically possible to prevent the spread of corrosion to the roofing materials.

Conclusion

There are non-compliance issues as noted in this report and it would be beneficial to rectify these to ensure the roof is compliant and increase longevity.

8.2 FASTENING

Roof flashings and cappings are to be fastened as given in Table 8.2(A) and the following:

(a) Roof flashings and cappings to be fastened to withstand wind pressures and thermal movements.
(b) Roof flashings and cappings to be tightly notched and fastened at the intervals given in Table 8.2(8).
(c) Intersections, laps and mitres are to be fastened and sealed as per Clause 5.8.
(d) Joints in flashings and cappings other than straight joints to be accurately mitred, fastened and sea led.
(e) Joints in flashings and cappings to be 25 mm and fastened at intervals not exceeding 40 mm. Joints are to lap in the direction of fall.
(f) All joints are to be watertight on completion of the installations.

5.8.3 Fastening and sealing with sealants

Joins in aluminium/zinc, aluminium/zinc/magnesium alloy-coated steel, prepainted steel flashings and cappings are to be fastened at intervals not exceeding 40mm and silicone sealed with neutral cure silicone sealants.

Sealants are to be sandwiched between the laps of the joint to provide seal and to protect the silicone sealant from exposure to ultraviolet radiation.

8.6.1 Collar Flashings

Where any part of the roof surface is penetrated by any pipe, pole, duct, flue, shaft, cable or tank support, the penetration is to be flashed to prevent the entry of rainwater, and to permit the roof surface and penetrating object to expand and contract without detrimental effect to any part of the roof.

4.4.2 Pierced-fastened Cladding

Fasteners in valleys or crests shall be tightened to compress flexible seals without deforming the cladding or damaging any washers.

Where nails are used, any local distortion shall not extend beyond the area covered by the washer and seal.

NOTES:

Compressed washers should be used to minimise water leakage and provide cladding performance as per design documentation.

Care is to be exercised to prevent the entrapment of swarf between the seal and the cladding for both crest and valley fasteners.

B6.5.1 Surface Damage

Badly damaged panels should be replaced and the manufacturer consulted for the best way to remove and replace the panels. Minor damage can often be repaired in situ.

AS 1562.1 Appendix D

The anti-capillary feature shall meet the following requirements:

(i) The anti-capillary feature shall be positioned on the overlap lip side of the roofing side lap.
(ii) The anti-capillary feature shall be between the mating surfaces of the lapping ribs.
(iii) The anti-capillary feature shall provide a minimum separation of 1 mm.
(iv) The anti-capillary feature shall not be compromised by installation practices such as over-tightening of crest fasteners .

If any one parameter (i) to (iv) above is not met, the profile shall be deemed as not having an anti-capillary feature .

5.7.7 Spreaders

Spreaders may be used to durian rainwater from a higher roof surface with a catchment area not exceeding 15m squared provided the following conditions are satisfied.

  • When discharging onto a tiled roof, the lower section is sarked a minimum width of 1800 mm, either side of the point of discharge extending down to the eaves gutter.
  • When discharging onto a corrugated roof, a minimum width of 1800 mm on either side of the point of discharge is sealed for the full length of the side laps.
  • The increased roof water volume from the upper roof is not to enter any seam of the roof coverings of the lower roof.
  • No spreader is to discharge roof water onto or over ridge tiles, mortar jointed tiles, flashings, timber fascia or a roof sheet side lap.
  • No spreader is to have its discharge entering any part of any building.
  • Spreaders are to discharge all roof water onto roof coverings in the direction of flow, avoiding discharging onto laps on lower roof sheets and tiles.
  • Spreaders do not discharge on sheets or tiles discharging to valleys.

8.7 All Other Flashings and Cappings

b) Parapet cappings: Parapet cappings to be fixed to parapet walls at intervals not exceeding 500 mm with masonry anchors and cleats that permit longitudinal expansion and contraction. A minimum fall of 3 degrees to be provided across the width of the flashing, to divert water back onto the roof coverings so as to prevent the water from dripping down the fascia causing unsightly staining.
