Findings & Recommendations Report For Redcliffe Roof Inspection

  • Ingress point at Unit (removed for confidentiality reasons). No visible damage to tiles or notable potential ingress points were located, leaving the skylight tiles as the only potential cause. It is likely that wind driven rain is pushing up under the front of the skylight tile and entering the roof cavity.
  • Cracking to overlap the roof tiles, should not cause ingress, although it would be prudent to replace the tile.
  • Minor cracking to pointing at the ridge capping of the lower front roof, potential for future ingress and further deterioration if not repaired in the near future.
  • Cracking to overlap the roof tile, should not cause ingress, although it would be prudent to replace the tile.
  • More skylight tiles on the roof could lead to similar ingress to item #1.
  • Cracking to overlap the roof tile, should not cause ingress, although it would be prudent to replace the tile.
  • Cracking to the ridge cap pointing that goes right through. Potential for ingress in this area if not repaired.
