Provide a roof condition report to N.C.C 2016 Vol.2, AS 1562.1, AS 1562.3, SA HB 39 2015 The Installation Code for Metal Roofing and Walling and Manufacturer’s Instructions. Provide recommendations to extend longevity
Findings & Recommendations In Upper Coomera Roof Inspection Report
- Aerial cable penetration is heavily reliant on silicone which has no longevity and breaks down under the sun’s UV rays, non-compliant to SA HB39 refer 8.6.1 as shown. All penetrations must be fitted with a synthetic Dektite as per manufacturer’s instructions.
- All flashing joints have been over sealed on installation and are heavily reliant on silicone which has no longevity and breaks down under the sun’s UV rays. It was not possible to determine if compliant installation has been achieved due to over sealing of the flashings joints, as shown, non-compliant to SA HB39 refer 8.2 and 5.8.3 as shown below.
- Roof sheets have not been turned down into the gutter as per manufacturer’s instructions, and there is evidence of ponding, if not rectified this could lead to corrosion and future ingress. Non compliant to AS 3500.3 refer 4.4.3 as shown. Evidence of heavy debris build-up to eaves gutters blocking water flow, if not rectified this will lead to water ingress and corrosion.
- Evidence of barge cap flashing which has not achieved the 150mm of effective coverage, non-compliant to SA HB39 refer table 8.1.4 as shown. If not rectified this could lead to ingress.
- Evidence of flashings in various areas, which are heavily reliant on silicone, have no longevity and have insufficient fasteners; non-compliant SA HB39 refer 8.2 and 5.8.3 as shown above. Also, flashings require a pressure flashing. Installing a pressure flashing will ensure longevity and make it compliant, as shown below.
- Flashings lapped onto the roof against the flow of water in various areas and are heavily reliant on silicone which has no longevity, potential for future ingress from ponding and corrosion. It would be beneficial to install a tray flashing to the apex to allow total drainage and increase longevity. Non-compliant to SA HB 39 refer 8.2 as shown above.
- Parapet cap flashings have not been provided with a minimum 3-degree fall toward the roof coverings and are promoting ponding. Additionally, the flashings have been fastened through the top of the flashing and have exposed standard neoprene washers and plastic wall plugs to a flooded surface. Non-compliant to SA HB39 refer 8.7as shown.
- All parapet cap flashings have not been provided with external fasteners, noncompliant to AS 1562.1 refer 4.2 and SA HB39 refer 8.7 as shown.
- Parapet cap flashings have not been provided with a minimum 3-degree fall toward the roof coverings and are promoting ponding. Additionally, the flashings have been fastened through the top of the flashings and have exposed standard neoprene washers to a flooded surface. Non-compliant to SA HB39 refer 8.7as shown above.
- Parapet wall capping has insufficient fasteners and has not been provided with an anti-capillary break.
Non-compliant to SA HB39 refers to 8.1.4 and 8.3 - Parapet cap flashings have not been provided with a minimum 3-degree fall toward the roof coverings and are promoting ponding. Additionally, the flashings have been fastened through the top of the flashing and have exposed standard neoprene washers to a flooded surface. Non-compliant to SA HB39 refer 8.7 as shown above. Parapet wall cappings have insufficient fasteners and has not been provided with an anti-capillary break. Non-compliant to SA HB39 refers to 8.1.4 and 8.3 as shown above.
- Existing downpipe spreaders noncompliant to SA HB39 refer to 5.7.7 as shown. No water is to discharge onto roof flashings.
- Evidence of heavy foot traffic to roof sheets. Non-compliant to SA HB39 refer B6.5.1 and 5.2 as shown.
- All roof pitches comply with the manufacturer’s instructions.
Conclusion
There are many issues highlighted in this report, caused by lack of maintenance, repairs and faults. It would be beneficial to have these issues rectified to increase longevity.
