Findings & Recommendations Report For Maroochydore Roof Inspection

  • No fasteners at the end of the apron flashing that is heavily reliant on silicone which has no longevity, non-compliant to SA HB 39 refer 5.8.3.
  • Dektite is blocking the flow of water of the pan of the sheet which is next to the lap of the sheet with ingress likely during heavy rain events, non-compliant to SA HB 39 refer 8.6.1. Tray flashing required.
  • Dektite is required to the conduit as it is heavily reliant on silicone which has no longevity.

  • Existing copper saturated water outlets from the AC units need to be directed to a PVC outlet to prevent corrosion to the roof.
  • No fasteners installed to the apron flashing against the wall here which is heavily reliant on silicone. Note there is no silicone break to support the silicone either. Non-compliant to SA HB 39 refer 8.4.
  • Flashings here without underseal or sufficient fasteners, non-compliant to SA HB 39 refer 5.8.3.
  • Existing soaker/ gutter retained showing signs of mild ponding.
  • Apron flashing to the wall here is heavily reliant on silicone and without fasteners.
  • Barge cappings throughout the roof areas have no fastening system in place, noncompliant to AS 1562.1 refer table 4.2. Sliding/concealed cleats should be installed to the barge caps to allow for thermal movement.
  • Large tray flashings have been installed to both Velux skylights with fasteners installed with standard neoprene washers which will not be warranted by the manufacturer due to being on a flat surface that can be flooded . Recommend installing 19mm aluminum bonded washers to all tray fixings.
  • Dektites installed without fasteners which are heavily reliant on silicone which has no longevity.
  • Vent installation is heavily reliant on silicone and has no fasteners, future ingress likely in this area.
  • Existing Velux flashings have been retained, several connections have no fasteners and are all heavily over sealed so unable to determine if undersealing has taken place, existing silicone also remains and is likely hindering the seal. Non-compliant to SA HB 39 refer 5.8.3. Flashing joins here need to be cleaned, undersealed and fastened compliantly to prevent further ingress.
