Mermaid Waters Roof Inspection Report Purpose:
Provide a roof condition report to N.C.C 2016 Vol.2, AS 1562.1, AS 1562.3, SA HB 39 2015: The installation Code for Metal Roofing and Walling as well as Manufacturer’s Instructions. Where possible, we also aim to provide recommendations to extend longevity.
Findings & Recommendations In Mermaid Waters Roof Condition Report
- Roof is pitched adequately for concealed clip roof sheeting.No evidence of hail damage to any sheeting or components other than the 2 whirlybirds noted below.
- Hail impact damage to the 2 whirlybird heads only. Note the whirlybirds and the small turbo have not been installed compliantly and are blocking water flow of the sheet pans, they are also heavily reliant on silicone and the flashings are lapped against direction of flow.
- Flashings to the penetrations lapped against direction of flow.
- Penetrations have reached the end of their serviceable lifespan. I also note the flashing coverage to be insufficient with no full pan roof coverage provided in several areas. Conduit penetrations heavily reliant on silicone which has no longevity are noncompliant to SA HB 39 refer 8.6.1. See item #2 for compliance.
- The AC unit is heavily corroded and spreading corrosion to the sheeting.
- Several penetrations in this area are lapped against direction of flow or are heavily reliant on silicone. See item #2 for compliance.
- The AC unit is heavily corroded and spreading corrosion to the sheeting. I also note the AC unit is discharging copper saturated water onto the roof causing corrosion from dissimilar metal water run-off.
- Step expansion is failing in all areas, with widespread corrosion throughout. This has reached the end of its serviceable lifespan.
- Penetration with insufficient flashing coverage.

- AC unit with heavy corrosion that is spreading to the sheeting below, also copper saturated water run-off is causing corrosion to the sheeting.
- Penetrations have reached the end of their serviceable lifespan. I also note the flashing coverage to be insufficient with no full pan roof coverage provided in several areas.
- Penetrations in this area are lapped against direction of flow or are heavily reliant on silicone.
- Severe corrosion to sheeting throughout all roof areas as the sheeting reaches the end of its serviceable lifespan. Painting of the roof has somewhat masked this issue and it is likely the sheeting is badly corroded beneath the paint.
- Flashing roof coverage of all side barges is non-compliant, with a full pan required to conceal and fix sheeting. See item #4 for compliance.
- Penetration reliant on silicone and the stay bars spreading corrosion to the sheeting.
- Lower side roof with insufficient roof pitch, widespread foot traffic damage and severe corrosion and failures of flashings. This roof area has reached the end of its serviceable lifespan.
- Penetrations heavily reliant on silicone and conduit clips are heavily corroded.
- Penetrations in this area are lapped against direction of flow or are heavily reliant on silicone.
Conculsion Outlined In Mermaid Waters Roof Condition Report
The roof and its components have reached the end of their serviceable lifespan, widespread corrosion to the sheeting and flashings is evident throughout. There are widespread compliance issues that will need to be rectified during the replacement of the roof and its components. Note the only evidence of hail damage to the roof was the 2 whirlybirds turbo heads.
