Findings & Recommendations Report For Rockhampton Roof Inspection

  • Apron flashing is not weatherproof to the wall. It would be prudent to underseal and fasten this as there is minor potential for ingress.
  • Several scratches in the valleys and to some sheeting have been touched up.
  • Mild swarf widespread across the roof areas. Non-compliant to SA HB 39 refer 3.6.
  • Several fasteners with split/blown washers across the roof, non-compliant to AS 1562.1 refer 4.4.2.
  • Flashings not undersealed across the roof, non-compliant to SA HB 39 refer 5.8.3. Remedy required
  • A hole appears to be repaired by silicone only which has no longevity and will break down under the sun’s UV rays.It would be prudent to install a localized repair in this situation.
  • Ponding is occurring on the transition flashing; standard neoprene washers are not designed to be flooded on flat surfaces and will not be warranted by the manufacturer.It would be prudent to install 19mm aluminum bonded washers to these fasteners to prevent future ingress.
  • Sheet damaged here due to the curve of the pitch change .
  • Gutter was replaced in this area and the downpipe has a broken bracket likely from reaching the end of its lifespan. Also appears to be missing a spreader at the bottom.
  • Barge cappings with insufficient fasteners, non-compliant to SA HB 39 refer table 4.2.
  • Unsure as to the SOW on the project but some gutters have been replaced whilst some existing guttering remains.
