- Insufficient fasteners in pressure flashing, non-compliant to SA HB 39 refer 8.4. For better longevity of this flashing see below.
- Given the bricks are quite fragile it may be prudent to only install one more fastener between the existing ones, as 100mm centres may cause the wall to breakup. We also note that 100mm centres are excessive and generally accept 300mm.
- Skylight installation is heavily reliant on silicone and unable to determine is compliant undersealing and fastener installation has taken place at the roof soaker.
- Tray flashing installation is heavily reliant on silicone and unable to determine is compliant undersealing and fastener installation has taken place at joins.
- Insufficient fasteners installed to the tray flashings, non-compliant to SA HB 39 refer 7.2.

- Foot traffic damage here, given the low pitch of the roof localised repairs should be carried out to prevent ponding occurring that will result in corrosion.
- Widespread swarf was evident in this area of the roof and should be cleaned to maintain performance of the sheeting.
- Roof sheeting has been heavily spray painted in this area; manufacturers will not warrant the use of spray paint on their products.

8.4 ( c )
Pressure flashings may be used in lieu of cutting grooves into walls, provided they are used only with smooth surface finished walls, e.g. smooth finished concrete or smooth finished brickwork with flush pointed mortar courses, provided
(v) the fixing centres are at no more than 100mm spacings
5.8.3 Fastening and sealing with sealants
Joins in aluminium/zinc, aluminium/zinc/magnesium alloy-coated steel, prepainted steel flashings and cappings are to be fastened at intervals not exceeding 40mm and silicone sealed with neutral cure silicone sealants.
Sealants are to be sandwiched between the laps of the joint to provide seal and to protect the silicone sealant from exposure to ultraviolet radiation.
7.2 Roof Sheet Span Information
The roof sheet support spacing for the various profiles are listed in the typical span information of the manufacturer’s product literature. This information varies depending on whether it is an end span, internal span or overhang.
The typical span charts are based on the ability of sheeting to withstand the wind loads specified in AS/NZS 1562.1 and the NCC. All sheeting is to be fixed to each and every roof support unless otherwise approved by a structural engineer.
3.6 Cleaning Up
Normal installation practises such as drilling and cutting usually leave offcuts and metallic swarf on or around the roof area. These materials and all other debris, including blind rivet shanks, nails and screws are to be cleaned from the roof area and gutter regularly during the installation process as unsightly staining of the surface due to oxidation of the metal particles will result, leading to corrosion and possible failure of the roofing material or guttering. Where practicable, the entire installation should be cleaned down with a blower vac, swept or, alternatively, if a water supply is available, hosed down at the completion of the work.
